A broad power can expose the buyer, while a narrow power can fail at completion.
A property power of attorney may authorise reservation, CPCV, mortgage, final deed, payments, tax acts, registration and handover. The wording must be wide enough for the intended transaction but not wider than the buyer accepts. Formalities also need to fit where the document is signed and how it will be used in Portugal. Reviewing the draft before execution avoids repeating authentication, apostille or translation steps later.

Questions buyers ask
Can I buy property in Portugal without attending completion?
Often yes, if a valid and sufficiently specific power of attorney is accepted for the required acts. The document and execution formalities must be arranged in time.
Should the power include mortgage authority?
Only if the representative will perform mortgage-related acts. Mortgage powers can be significant and should match the bank and transaction requirements precisely.
Can the representative delegate the power to someone else?
Only if substitution or delegation is authorised. The buyer should understand whether that power is necessary and how it is limited.
Does the fixed fee include apostille and translation?
No. The fee covers review of one draft. Execution, apostille, translation and delivery are separate services where required.
