CPCV Review

Check the contract before your deposit is at risk

€300

The CPCV (Contrato de Promessa de Compra e Venda) is where most of your money and most of your risk first appear. For a fixed €300, a licensed Portuguese lawyer reviews it and tells you exactly what to fix before you sign.

Why the CPCV is the dangerous moment

By the time you sign the CPCV you usually pay a deposit of 10–30% of the price. After that, the terms are hard to change and the deposit is hard to recover.

  • Deposit clauses can be one-sided against the buyer.
  • Deadlines and conditions may not protect you if financing or licences fall through.
  • Hidden charges, debts or registration problems often surface too late.

What you get

A clear, written legal review of your specific contract from a lawyer registered with the Ordem dos Advogados, written so a non-lawyer can act on it — before you sign anything.

Included in the €300 review

  • Full read of your CPCV by a licensed Portuguese lawyer.
  • Plain-English summary of every clause that affects you.
  • Risk flags on deposit, deadlines, penalties and conditions.
  • Specific recommended changes you can request before signing.
  • A short call or written follow-up to answer your questions.

Not included (available separately)

  • Full property due diligence on ownership, debts and licences.
  • Representation at the signing or final deed.
  • Technical inspection of the building's condition.

How the review works

  1. 1. Send the CPCV

Upload or message us your draft contract and any property link.

  2. 2. Lawyer review

A Portuguese lawyer reviews it and prepares your findings, usually within 1–2 business days.

  3. 3. You act safely

You receive the review, request the fixes, and sign only when it is safe to do so.

What buyers avoid

  • Signing a deposit clause that cannot be recovered.
  • Missing a condition that protects financing or licensing.
  • Discovering ownership or debt problems after paying.
